Indian IT major Infosys has leased 1.3 lakh square feet of fully fitted-out office space in Embassy Tech Zone, Pune, at a monthly rent of ₹70.4 lakh for a period of three years, according to registration documents accessed via Propstack.
The lease, which began on June 4, 2024, was officially registered in December 2024. Infosys has paid a security deposit of ₹6.34 crore, with the per sq ft rent set at ₹55.
Located at Plot No. 3/A and 3/B in Rajiv Gandhi Infotech Park, Hinjewadi Phase-II, Embassy Tech Zone is a premium office park owned by Embassy Office Parks REIT, offering 5.5 million sq ft of leasable area, valued at approximately ₹2,414.5 crore.
As per the lease document, the space was taken on an "as-is-where-is" basis for the purpose of carrying out permitted business activities. This move adds to Infosys&rsquo; strong presence in Pune, where the company already operates from several sites across Rajiv Gandhi Infotech Park (Phases I&ndash;III) and Magarpatta City, Hadapsar.
Infosys has been actively expanding its footprint across India. In 2022, it leased 5 lakh sq ft in Bengaluru for ₹2.35 crore monthly, followed by another 6 lakh sq ft in Noida in 2023, in collaboration with HDFC Bank.
The leasing aligns with the ongoing growth in India&rsquo;s commercial office sector, which saw a 10% year-on-year (Y-o-Y) increase in gross office space absorption in Q1CY25, according to Savills India. The technology sector led the demand with a 32% share, and Pune ranked fourth among top Indian cities, registering a 9% Y-o-Y rise in leasing activity&mdash;driven largely by demand from IT-BPM, BFSI, and flexible workspace players.
